Just a quick question.

I just wanted to ask you a quick question…

What can you do if your tenants damage your property?

I’m not talking about a broken light fitting or a simple hole in the wall.

I mean, what if they absolutely trash the place so you have to use a garden rake to drag out all the rubbish and a tip truck to take away the junk.

I’m sure you’ve probably seen these horror stories on TV, but hopefully it’s never happened to you.

Well, there is a way that you and/or your property manager can prevent these things from happening to you.

I believe the key to stress-free property management is good tenant selection, firm property management and insurance.

Tenant Selection

Make sure you (or your property manager) check out your tenant’s past history, contact their references and thoroughly interview them.

You will usually sort out who you do and don’t want renting your properties fairly quickly.

Firm Property Management

Carry out regular property inspections as often as permitted by law.

If your tenants don’t look after your property properly, don’t pay the rent on time or cause a lot of complaints from the neighbours, it’s time to be firm and move them on.

If there is anything suspicious going on, ask the neighbours if they’ve seen anything and visit the property at different times of the day.

Insurance

Just to make sure that you have taken every precaution, it’s a good idea to insure your properties so that if things go wrong, you can always fall back on your insurance and minimise your losses.
